East End Newcastle

 

This exciting, once-in-a-lifetime redevelopment programme aims to bring new life into the heart of Newcastle.

Stage 1 of the development has received numerous awards, including the Premiers Prize, Urban Design Award and Residential Multiple Housing Award at the 2022 NSW Architecture Awards.

Several historic buildings were revitalised as part of the first stage of the development. Three separate architectural firms collaborated to reimagine the form of the buildings, resulting in unique design interpretations that work together to reference the nuances of the city surrounds.

Cedar West was appointed to provide new timber windows and doors for ‘Washington House’, a new 10-storey building that incorporates three existing heritage facades. The architect for this building was Tonkin Zulaikha Greer, and the builder was Richard Crookes Construction.

The old buildings had sat vacant for many years - the original timber windows had deteriorated and had been damaged by wildlife and squatters. The glass was very thin and the putty had become weak, which meant that some of the glazing had become loose in the frames. This represented a serious safety risk, particularly for windows on the upper levels.

Cedar West manufactured over 100 new solid-timber windows with beautiful heritage-style features that blended with the fabric of the existing building. The joinery on this project was very ornate, including unique, arched windows with intricate mouldings and details.

Joinery provided for Washington House included:

  • Curved double-hung windows
  • Fluted pilasters
  • Intricate dentil cornices
  • Curved hilites
  • Bowed double-hung windows for the clock tower, with bent glass
  • Gun-stock stiles and custom bolection mouldings for the doors

This project required careful attention to detail, to ensure that the horizontal and vertical glazing bars aligned. The design incorporated 10.76mm sound-controlled laminated glazing for safety, as well as thermal and acoustic control. The putty-look was replicated using angled bead, which is designed to hold glazing firmly in place for many years.
